I am copying in the directors of Microplex Holdings (building owner) with the advice that they line up their solicitors to assist with the upcoming separation.
Please also be aware/ reminded that the soil pipes from the first floor flat and adjacent ground floor bedsit pass through the Cube Cinema and, as part of the refurbishment works and prior to sale or relet, these pipes must be re-routed directly into the foul drain without passing through the Cube building to achieve full separation.
If any representatives require access please don't hesitate in passing on my details. I can also meet them on site to find a solution which disrupts the Cube as little as possible.
Please also note that the ivy has now been trimmed back on the boundary fence between the Cube and the Car Park.

Gleeds are preparing specifications upon the flats for works prior to being placed on the market.

A full discussion held with James just finished.
On the agenda was the basement , your concerns & that we explore remedial action/works.
So, The Cube in the loop.

Noted no tree surgery contacts.
My suggestion, as yet without an inspection or quotes for both ivy.tree pruning will involve both day rates/skip.
However, both the wall & the enhanced sunlight into both the Cube & No 4/5 must improve.

Dear Nick,
I really appreciate that you're taking such swift action to protect and prevent further damage to the electrical array and to control the car park foliage ahead of the main growing season and happy to have been able to pass on the feedback from the electrical suppliers and help you line up this maintenance.... I understand that things can slip under the radar if you're not on site regularly.
A couple of items:
- If your team could send a couple of pictures of the completed
remedial works on the main electrical distribution box for our maintenance record that would be very helpful.
- The unit for the CUBE which we just had replaced will need to be
taken off the wall (along with all other kit) to replace the rotten timber panel behind but this should only take a matter of minutes. We'd be happy to contribute £50 towards this task.
I'm afraid I don't have any contacts for tree surgeons whom I have used in the past but there are plenty on google/ checkatrade.

As you will see the timber which all the electrical kit is attached to is soaking wet from water dripping from the vault overhead and from the damp environment.
We talked about how the kit might be protected and the urgent remedials identified by Western Power and the electrician last week. These are:
- The cover of the large unit to the right is so rusted that only 1
screw is holding it in place. This unit requires immediate replacement.
- The timber behind all the units requires immediate replacement.
- Effort must be made to keep the kit dry. For advice on lining the

With regards to increasing ventilation to dry out the basement:
- To the front of the property there are 2 air bricks visible but only
1 of these can be located internally (to the far end of the barrel vault). There are no air bricks to the rear or vents in the basement door . Exploring a modification to the filled in coal chute to the rear, putting a vent in the basement door (fire regs permitting) and creating more ventilation to the front would be beneficial.
- A lot of mouldy, broken furniture and soft furnishings are
harbouring mould and damp and unsalvageable. Suggest a skip to dispose of junk.
Hope this proves helpful. Would appreciate as much notice as possible when any power outages due to works are to occur so we can work it into our programming.
