Dear all,
Sorry for the slight delay in forwarding this.
Received the email below from Nicholas Upton on 10th July.
I am a little unclear as to what he is proposing. I believe it is to: 1. Ensure access to the Cube is maintained by way of easement following the sale of the car park (likely to be sold to no7 King Square) 2. Establish an independent power supply to the Cube (?). It's a bit unclear and I haven't been party to earlier discussions on this but if the suggestion is that mains power has to be rerouted and no longer be accessed from the basement of 4 King Square this could represent a significant cost.
How do you wish this to proceed? I can arrange a meeting with Nick Upton to discuss the electrics in person to really understand his proposal. It's sometimes easier than via email as he can be a little obscure.
Best, Jo
"Afternoon Jo,
Progress is being made with Gleeds of Bristol on drawing up the specifications for works within No 4 King Square.
The intention is progress with these works providing to Andrews units with fresh kitchens, wet areas , decoration. All to then be sold on long leases, followed by the freehold.
Advice given by both Gleeds & our solicitors is that the current facility ,easement provided to the Cube be altered.
The separation will then enable a clean freehold of No 4, independent electrical power to the Cube.
In your house papers with Hogie you will find that this proposal was requested by the Cube. We can facilitate this by providing an easement over the car park, as is the case for access. Organised post the fire within No 4.
I am awaiting a valuation from Bruton Knowles on the car park, the interest in it being from No 7 King Square. A logical purchase as the majority of spaces are within there use.
So, in anticipation of this, I believe it prudent to open this discussion, provide an easement for your works.
Our time schedule is completion of all above within the next 12 months. The car park upon valuation, subject to acceptance of the figure.
This broadly settles the current arrangements, gives both separation, resolves the concerns on safety.
Your response please when you have discussed this with your directors.
Nick."
Thank you, Jo. Get anything involving Nick in writing. Agree, best to set up a meeting. x --- Best Wishes,
Kari

yeah he's a tricky character always looking to make a buck, like when we needed a parking space for roof works he suggested it was no problem then his solicitors contacted us asking is for a pretty sizeable fee. Not relying on him in anyway would be a good move so getting that electrical supply moved would be good. according to this we wouldn;t have to pay to have our own supply but may have to pay anything involving our own supplier https://www.nationalgrid.co.uk/downloads-view-reciteme/430885#:~:text=What%2....
