Morning Jo,
I am meeting the freeholder of No 7 King Square to discuss the sale of the car park.
Both they & Willans are on notice of our conversations reference to the possible easement to assist the opportunity of your earlier request .
James in reading your earlier email will be investigating a new electrical board in the basement of No 4.
Perhaps you were unaware that Beaver Estates in purchasing both No 4/5 King Square ,also became the freeholders of the Cube.
Following the comprehensive fire within the building caused by the Mayflower, the access to the Cube was destroyed. Hence to provide continuity to the Cube to trade, we purchased
the car park. That is why you have both access & contribute to the insurance under the service charges.
The conversion of the three ground floor units was achieved within our ownership of both the Cube, Nos 4/5 King Square. The earlier toilet block was used prior to the fire by both
the Cube & Mayflower.
The two units, 1c, flat 2 linking into that facility.
There is no reason to reorganise such arrangements , nor indeed would I even explore them.
The question I would propose is a simple one, often the most inexpensive.
You cost the relocation of your electrical supply across the car park, we cost the basement current arrangements.
We agree upon the most equitable solution for both.
I will keep you posted on negotiations . Regards,
Nick.

Subject: Foul drains, 4 King Square
Nick,
Hope you are well.
Following my email of 10th September I am starting a new email chain so this issue does not get overlooked.
"Please be aware/ reminded that the soil pipes from the first floor flat and adjacent ground floor bedsit pass through the Cube Cinema and, as part of the refurbishment works and prior to sale or relet, these pipes must be re-routed directly
into the foul drain without passing through the Cube building to achieve full separation.
If any representatives require access please don't hesitate in passing on my details. I can also meet them on site to find a solution which disrupts the Cube as little as possible. "
I can be available to meet on site with adequate notice.
Regards,
Jo
